Gables Residential Opens New Apartments in Upper Rock District

A major new apartment building is now opening in the Upper Rock District of Rockville in the same complex where a fire all but destroyed another apartment building that was just weeks from being completed.

Gables Residential announced the opening of the second phase of Gables Upper Rock at 30 Upper Rock Circle with the newest Gables building including 127 new luxury apartment homes.

Upper Rock District is an Andres Duany mixed-use community in the City of Rockville, just off Shady Grove Road at Interstate 270. It is a joint development between Gables Residential and The JBG Companies. At full build out, Upper Rock District will include more than 550 apartment homes and about 40,000 square feet of retail space.

One of the buildings in the second phase of the development was ravaged by a huge fire April 1. That building was demolished and is in the process of being rebuilt and is expected to be completed in a year, according to Tammy Murphy, spokeswoman for Gables Residential. Fire officials at the time of the fire said the apartment complex was a complete loss with damages estimated at between $15 million and $20 million.

30 Upper Rock Circle offers a mix of loft, studio, one- and two-bedroom apartment homes. The new building joins two other residential buildings by Gables and joint-venture partner USAA — 70 Upper Rock Circle offers 213 apartment homes and an array of resort-style amenities and 60 Upper Rock Circle offers 62 apartment homes.

In addition, 30 Upper Rock brings added amenities to the 18-acre community including a Pure Zen garden and a full-sized Bocce ball court. Other amenities include a heated pool, a fitness center, a WiFi café, a game room and clubroom with gourmet kitchen. In addition, residents are also served by a dedicated shuttle to the Shady Grove Metro station.

“We’re excited to offer additional apartment homes and amenities in this unmatched location along the I-270 corridor in Rockville,” said Jorgen Punda, vice president of investments for Gables Residential. “This second phase continues the creation of an enclave community that is walkable, integrated with office and retail, and easily accessible to the Metro and key transportation corridors.”

A final residential building is currently under construction and will deliver another 149 apartment homes with expanded amenities, including an outdoor movie theater, a pet grooming center and dog park, a splash park and a second resort pool with sundeck, club-style fitness center and WiFi café.

In total, Gables Residential will develop and manage 551 apartment homes at Upper Rock District.
