Why It’s Time To Spring Into Action and Sell Your Home

The cherry blossoms are nearing full bloom and it’s a time when most people start their spring cleaning, but for some it’s time for a fresh start. Housing experts say spring is the best season to put your home on the market and receive a higher payout.

In a report by Zillow, “Homes listed in the May 1-15 period generally sell almost two weeks faster than the average listing in the year, and command a final price $2,400 more, on average, than listing at other times.”

The reason spring is the best time to sell can be due to:

  • Warm weather and fresh scenery make open houses and tours more appealing.
  • There are extra hours of sunlight which gives house hunters more time to tour homes.
  • The nearing end of the school year allows the kids to get out of school in time for a big move.
  • Tax season is also a time when buyers and/or have more available funds for repairs and spending.
  • There are more buyers during this season means which leads to more competition between buyers that will drive up the price.

The best time to sell can also depend on the specific location of your home. Researching trends in your neighborhood from past sales can help you find the perfect time to list.

Summer can also be a great time to sell. There is more available time and daylight; the weather is warmer and more predictable and buyers are more competitive to close with upcoming vacations and the approaching school year.
