Planners To Take Up New Marriott Headquarters Next Week

The Montgomery County Planning Board takes up approvals for the new Marriott International project in downtown Bethesda next week.

The 2.25-acre site is at Wisconsin and Norfolk avenues. It also faces Woodmont Avenue to the west.

Marriott International now has its headquarters in Bethesda on Fernwood Road. In October 2016, the company announced it was planning to spend $600 million on new digs, in downtown Bethesda, closer to transit.

The project, which could open in 2022, has two towers. The first, 300 feet tall, holds the company’s 825,000-square-foot headquarters, according to Planning Board documents. The second, 165 feet tall, holds a 225,000-square-foot, 246-room hotel.

Between the towers is a through-block connection accessible to the public.

The Marriott property does not include the northwest corner of the block, which includes the Tastee Diner and the Woodmont Grill. Across the street is parking garage 11; Marriott will have exclusive use of the garage during daylight hours.

The project documents say the applicants, 7750 Wisconsin Avenue LLC and BCH Hotel LLC; will pay nearly $5.6 million as a park impact feet for parkland acquisition in Bethesda.

The project also includes green roofs for both buildings, according to the planning documents.

“We’re very pleased Marriott has made the decision to locate in the downtown Bethesda area,” Planning Director Gwen Wright said. “That’s very much in keeping of the recently adopted Bethesda Downtown Sector Plan. They’ve worked very closely with staff to ensure the design is compatible with the rest of the downtown area. This will be a positive move for approving the kind of mixed use, 24/7 kind of place we want Bethesda to be.”
